AI for construction companies in Ireland

AI for construction companies in Ireland is mostly about paperwork: the tender response due Friday, the method statement for a new site, the inspection records the assigned certifier wants before completion. Irish builders finished more new homes in 2025 than in any year since the CSO series began in 2011, and the documents grew with the work. We set AI up to produce first drafts from your own past jobs, so your contracts manager edits instead of starting from nothing.

From £395 (about €470)

Based in the UK, working by video with businesses in Ireland. Ireland is on the same time as the UK.

More homes, more documents, same office

The CSO counted 36,284 new dwelling completions in 2025, up 20.4% on 2024, including 12,047 apartments (CSO, January 2026). The Government's plan, Delivering Homes, Building Communities, aims for 300,000 homes by 2030, without yearly targets.

Every one of those homes carries a safety file and a certificate signed by named people. The edge goes to firms that can price, plan and document faster without adding office staff. AI drafts, sorts and summarises; the people who carry the legal responsibility still check and sign.

Where AI fits in an Irish builder's week

  • Tender responses on eTendersQuality sections drafted from your past winning bids: methodology, programme narrative, team CVs, social value. Your estimator owns the price and every commitment.
  • Method statements and RAMSA first draft for a new job built from similar ones you've done, with site-specific hazards listed as questions for the site manager to answer.
  • Safety statement updatesYour existing statement redrafted where the work has changed, with each change marked. Whoever signs it for the company reads all of it.
  • BCAR documentation registersA tracker of which ancillary certificates, photos and inspection notes are in, and which are still missing, built from the files you already hold.
  • Site diaries from voice notesThe foreman records two minutes at the end of the day. AI turns it into a dated diary entry: labour on site, deliveries, weather, delays, instructions received.
  • Quote follow-upA polite chaser for each private quote that's gone quiet after ten days, for the office to send or bin.

The rules that decide who signs what

Safety. Under the Safety, Health and Welfare at Work Act 2005, every employer needs a written safety statement based on risk assessment. The Construction Regulations 2013 add the project supervisor roles (PSDP and PSCS) and the safety and health plan. AI can draft words for these documents. It can't be the competent person, and it doesn't know your site. A draft hazard list it produced still needs a person who has walked the ground.

Building control. Under BCAR, the Certificate of Compliance on Completion is signed by the assigned certifier and the builder, and lodged through the BCMS portal before a building can be occupied (Laois County Council). AI is useful for keeping the inspection plan and ancillary certificates organised. The certifying stays with the registered professionals.

Public tenders. Since Circular 05/2023, public bodies advertise works contracts on eTenders from 200,000 euro excluding VAT (Office of Government Procurement). Check each tender's own rules on AI-written content and on confidentiality before uploading tender documents to any tool. This is general information, not legal advice.

One council tender, from notice to handover

  1. The notice lands

A council advertises a school extension on eTenders. Your assistant, working inside your Microsoft 365, reads the tender documents and lists the scoring criteria, the deadline and every document asked for.
  2. Drafts from your own history

It drafts the methodology and the health and safety sections from three similar jobs you've chosen, flagging anything it couldn't find, such as a named PSCS or a programme duration.
  3. Your people take over

The contracts manager rewrites the parts that matter, the estimator prices it, and a director signs off. Nothing is uploaded to eTenders by the AI, and every figure comes from your team.

Questions people ask

Can AI write a method statement for an Irish construction site?

It can write a first draft from your past method statements. A competent person who knows the site has to check the hazards, sequence and controls, and the document is theirs once signed.

Is it allowed to use AI for public tender responses in Ireland?

There's no general ban, but read each tender's conditions. Keep tender documents in business tools with training switched off, and make sure every claim and figure in the bid is true and checked.

Can AI help with BCAR paperwork?

Yes, for organising it: tracking which ancillary certificates and inspection records are in and which are missing. The assigned certifier and the builder still sign the completion certificate.

What AI tools do Irish builders already have?

If your office runs Microsoft 365, Copilot Chat comes with work accounts. Google Workspace includes Gemini. Many firms can start without buying anything new.

How much does AI for a small construction firm cost?

The Kick-Start is £395 (about €470) by video, and bigger builds are quoted after a free call.
