AI for real estate agents and developers in Kenya

AI for real estate in Kenya mostly means the WhatsApp thread: a buyer in Dallas asking about a two-bedroom in Kilimani, a tenant in Kileleshwa asking when the lift will be fixed, a portal lead that went cold because nobody replied that evening. We set up AI that drafts those replies from your own listings and terms, books viewings and keeps a record, while advocates handle title and people agree the sale.

From £395 (about $520)

Based in the UK, working by video with businesses in Kenya. Nairobi is two or three hours ahead of the UK.

Who is writing to you, and from where

Kenyans abroad sent home US$5.04 billion in 2025, and roughly half of the country's remittances come from the United States (Central Bank of Kenya data via ITWeb, January 2026). Plenty of that money ends up in apartments in Westlands, Kilimani and Kileleshwa, or plots and maisonettes in Ruiru, Syokimau and Kitengela. Those buyers write during their own working day, which is Nairobi's evening and night.

Local leads arrive through portals such as BuyRentKenya, Property24, PropertyPro and Jiji, and through Instagram and TikTok adverts that end in a WhatsApp chat. The agent who replies first with the right floor plan and payment plan usually gets the viewing. That is the edge AI can give a small sales team: a careful first answer at 10pm, ready for a person to pick up at 8am.

WhatsApp property enquiries in Nairobi: jobs to hand over first

  • Portal and advert leadsA first reply within minutes, with the unit's price, size, service charge and completion date taken from your approved listing sheet.
  • QualifyingCash, mortgage or SACCO loan; ready unit or off-plan; buying to live in or to let; when they are next in Kenya. The answers land in your CRM or a shared sheet.
  • Off-plan instalment remindersA reminder before each instalment with your paybill and the account format on the sale agreement, or an M-Pesa prompt where your system supports one.
  • Tenant questions for property managersRent dates, service charge, water and parking rules answered from the house rules, and repair requests logged with a photo for the caretaker.
  • Due diligence checklistsA plain list for each buyer: the official search on Ardhisasa where the title is digitised, the sale agreement, approvals to request. AI organises the list; an advocate verifies.

One off-plan enquiry, from first message to handover

  1. 9.40pm in Nairobi

Wanjiru, a nurse in Dallas, taps a TikTok advert and asks whether the two-bedroom units in your Westlands project are still available, and what the deposit is.
  2. A first reply from your sheet

The assistant says it is automated, gives the units left, the list price and the instalment plan exactly as written, and links your EARB-registered agent's details.
  3. Four questions

Who the home is for, cash or mortgage, timing, and whether a relative in Nairobi could see the show flat. She answers three; it notes the fourth as open.
  4. A video walk-through booked

She picks Saturday 6pm Nairobi time, which is her Saturday morning, from your sales agent's calendar.
  5. Paperwork, explained not judged

Asked how she can be sure of the title, it sends your due diligence checklist and suggests she instructs her own advocate. It does not comment on whether any title is sound.
  6. A person takes over

Your agent starts Saturday with a five-line summary. Reservation, sale agreement and deposit are handled by people, and only your company's paybill appears in any message.

The rules: EARB, the Data Protection Act and "property details"

Registration. The Estate Agents Act (Cap. 533) requires anyone selling, buying or letting land and buildings as a business to register with the Estate Agents Registration Board. In April 2026 the Board told buyers and tenants to ask for both the registration certificate and the annual practising certificate before paying anything, and said unregistered agents risk prosecution (Kenya Times, April 2026). Put your registration details into the assistant's first reply: careful buyers will ask.

Property details are sensitive data. Kenya's definition of sensitive personal data includes property details, alongside health and family details (ODPC, July 2026). Law firm Bowmans notes this could reach something as ordinary as an address. So a buyer's unit, price and payment history get more care than a name and phone number: kept in your CRM, not pasted into a general chatbot.

Registration with the ODPC. Property is one of the sectors that registers whatever its size under the 2021 registration regulations. Our access from the UK counts as a cross-border transfer under the ODPC's September 2026 guidance, so we agree it in writing first.

This is a summary, not legal advice.

Questions people ask

Is it legal to use an AI assistant for property enquiries in Kenya?

We know of no rule against it. The firm must still be registered with the EARB and the ODPC and treat property details as sensitive data, and the ODPC's AI guidance says people should be told when AI content could be mistaken for a person's.

Can AI do a land search on Ardhisasa?

Not by itself. A search is requested and paid for by a person with an account on the government system, and your advocate should read the result. AI can keep the checklist, record search dates and flag old ones.

Can an assistant collect rent by M-Pesa?

It can send your paybill and account format, or a payment prompt if your system supports Daraja. Matching payments and chasing arrears stay with the property manager.

How do you handle off-plan apartment sales automation in Kenya?

We automate the messages around the sale: replies, viewings, instalment reminders and progress updates. Prices, discounts and contracts stay with your sales team.
