AI for mortgage brokers in Australia
AI for mortgage brokers in Australia is most useful in the hours between the first meeting and lodgement: chasing payslips, summarising the fact find, answering "does this lender accept that?" for the fifth time today. We build assistants that do that groundwork from your own documents. The recommendation, and the best interests duty that comes with it, stays with the broker.

Brokers now write most Australian home loans
Mortgage brokers settled a record 81.6% of new residential home loans in the June 2026 quarter, worth A$139.08 billion, according to Cotality data commissioned by the MFAA. Two years earlier the share was 73.7%.
More borrowers through brokers means more files per broker, and most of the extra work is administrative. The broker who can turn a fact find into a clean summary in minutes, and knows within an hour which documents are still missing, has more time for the conversations that win referrals. That's the edge worth building, without letting a machine near the part of the job the law puts on you.
Mortgage broker automation that's safe to start with
- Document chasing checklistsFrom the loan type and the client's situation (PAYG, self-employed, a guarantor involved), the assistant drafts the list of documents still needed and a friendly request email for your processor to send.
- AI fact find summariesA long meeting or a filled-in fact find turned into a one-page summary: income, liabilities, goals, timing, and anything unclear flagged as a question.
- Lender policy questionsA staff assistant that answers from the lender policy guides you load into it, quoting the section, so your team checks the source rather than trusting a summary.
- Client update emailsPlain updates at each stage: submitted, conditional approval, valuation back, unconditional. Drafted for a person to send.
- Meeting notesNotes from a recorded client meeting, where the client has agreed, put into your file note format with actions listed.
The rules that keep AI in its lane
Best interests duty. Since 1 January 2021, Part 3-5A of the National Consumer Credit Protection Act has required mortgage brokers to act in the consumer's best interests and to put the consumer's interests first when there's a conflict. ASIC's RG 273 explains what it looks for, and ASIC said when it was published that brokers should keep records of their inquiries into the client's circumstances and how they assessed the products they recommend (ASIC, June 2020). An AI summary can help produce those records. It can't be the reasoning behind a recommendation.
Your credit licence. Whether you hold an Australian credit licence or work as a credit representative under an aggregator's, your licensee's policies on technology and data apply. Your aggregator may also have rules on which tools can hold client files, so ask before connecting anything.
Privacy. Payslips, bank statements and tax returns are about as personal as data gets. Under the OAIC's AI guidance, that kind of information shouldn't go into public AI tools at all. We build on business accounts with training switched off, inside your own Microsoft 365 or Google Workspace. This is general information, not legal or financial advice.
What the AI does, and what it must not
| Stage | AI helps with | Stays with the broker |
|---|---|---|
| First meeting | A tidy summary of the notes | Understanding the client's real objectives |
| Documents | The checklist and the chaser emails | Verifying documents are genuine and current |
| Lender selection | Finding the relevant policy section in your guides | Choosing and recommending a loan |
| Preliminary assessment | Drafting the file note from your reasons | The reasons themselves |
| Settlement and after | Update emails and a review reminder | Any advice on refinancing |
The AI doesn't recommend a loan or decide suitability. General guidance only.
One refinance enquiry, start to finish
-
The enquiry
A couple email asking whether they can refinance and pull equity out for a renovation. One of them recently went self-employed. Your assistant drafts a reply booking a meeting and lists the documents a self-employed borrower usually needs under your process. -
After the meeting
The broker uploads the agreed meeting recording to the firm's own Microsoft 365. The assistant produces a fact-find summary and flags that business tax returns cover only one year. -
Handover to the broker
The broker asks the policy assistant which loaded lender guides mention one year of self-employed income, reads those sections, and decides what to recommend. The reasoning goes in the file note in the broker's own words.
Prices for AI for finance brokers
Sterling prices; A$ figures are a guide at the October 2026 rate. Australian cards work at checkout. On Microsoft, an assistant that reads your files may need a Copilot licence; we check on the first call.
Evening enquiries
Borrowers often message at night. The JHC Sector Agent, a WhatsApp agent on your own business number that answers routine questions and books a meeting with a broker, is in build. It won't discuss rates or suitability, and there's no launch date yet. Join the early list to hear first. Questions people ask
Can mortgage brokers use ChatGPT with client documents?
Not on a free or personal account. Use a business account with training off, keep identifying detail to the minimum, and check your licensee's or aggregator's rules first.
Does using AI breach the best interests duty?
Using AI for admin doesn't, as long as the broker makes the recommendation and can explain it. The risk is relying on an AI summary without checking it against the client and the lender's policy.
What is an AI fact find, and can it keep my best interests records?
It's a summary drafted from a completed fact find or a recorded meeting, listing income, debts, goals and open questions. It helps keep fuller records, but the reasons in them must be the broker's, checked against the source.
Can a UK company build this for an Australian brokerage?
Yes, by video, inside your own Microsoft 365 or Google Workspace. Your client data stays in your systems and you stay in control of it.
