AI for real estate brokerages in Dubai

A Bayut lead at 11pm, in Russian, about an off-plan unit. Most brokerages answer it tomorrow. We set up AI that replies within minutes, asks the right questions and books a call with your broker, while quoting nothing that isn't on the advertising permit.

More brokers, same buyers

Dubai ended 2025 with 32,294 registered brokers, 13,083 of them new that year (up 38%), working from 9,785 registered offices. Broker-led transactions rose 54% to 96,440 and commissions reached AED 13.59 billion, up 31% (Dubai Land Department, March 2026).

More agents chasing the same portal enquiries means the first sensible reply often wins the viewing. That is the edge: speed at hours when your team is asleep, with a broker still advising and closing.

Permits come first: Trakheesi, Madmoun and Form A

Every property advert in Dubai needs a permit issued through the DLD's Trakheesi system, and the permit number has to appear in the ad. Since April 2023 RERA's Madmoun service has attached a QR code to each permit so buyers can check the ad's details on the DLD website; by December 2023 it had issued 411,608 permits with QR codes (Dubai Land Department, 2023). In February 2024 RERA fined 30 companies AED 50,000 each for breaking advertising rules (Gulf News, 2024).

The permit rests on the signed Form A between seller and broker. For AI, that gives one rule: the permit record is the only source of listing facts. Price, size and status come from the permitted listing in your CRM. A yield, a discount or an unconfirmed handover date goes to a broker.

What the AI answers, and what it passes to a broker

Buyer asks AI does Broker does
"What's the price?" Gives the permitted asking price and permit number Handles any negotiation
"What rental yield will I get?" Says a broker will go through rental data, and books the call Explains comparables, with no promise
"Is the payment plan 60/40?" Repeats the plan only if it is in the developer's published listing Confirms the current plan with the developer
"Will this get me a Golden Visa?" Notes the interest and passes it on Advises, or refers to the official channel
"Can I see it Saturday?" Offers slots from the broker's calendar Attends the viewing

Golden Visa rules changed in 2026 and published guides disagree on details, so visa questions stay with a person.

Portal lead handling, step by step

Property Finder, Bayut and Dubizzle leads arrive as calls, WhatsApp messages and emails, often the same buyer on two portals.

  • Catch every lead in one placePortal emails and WhatsApp clicks land in your CRM, duplicates matched by phone number.
  • First reply within minutesIn the buyer's language, naming the listing and permit number, from your own WhatsApp Business number.
  • Four qualifying questionsBudget, ready or off-plan, cash or mortgage, and timescale. Residency questions are flagged for the broker.
  • Assign by rules you setOff-plan to the project team, rentals to leasing, Russian speakers to your Russian-speaking broker.
  • Book or call backSlots from the broker's calendar, or a call request with a summary.
  • Log and follow upAnswers saved to the lead record, and a follow-up drafted for a broker to approve.

Off-plan needs extra care

Off-plan buyers ask about payment plans, handover dates, service charges and escrow. Under Dubai Law No. 8 of 2007, a developer that wants to sell units off-plan must apply to the Land Department for a project escrow account. In June 2024 the DLD fined three developers AED 500,000 each for marketing off-plan projects without completing registration, and told buyers to check projects in the Dubai REST app and pay nothing outside the escrow account (AGBI, 2024).

So an off-plan assistant gives the escrow check as a standard line, sends the developer's published brochure rather than paraphrasing it, and drops launch offers on their end date. Update the source document once and every later reply changes with it.

Replies in the buyer's language

Dubai buyers write in Arabic, English, Russian, Hindi, Urdu, French and more. In Q2 2025 one large Dubai brokerage reported British buyers overtaking Indian buyers in its deals, with Pakistani buyers third (Gulf News, July 2025).

Current AI models usually write fluently in these languages. The risks are numbers and names: a price with the wrong separator, or a community name translated when it should stay as the developer spells it. We fix those phrases per language and ask a native speaker on your team to check the Arabic templates.

Worked example: one Bayut lead, start to handover

  1. 23:40, the enquiry

A buyer in Almaty taps WhatsApp on a two-bedroom off-plan listing in Jumeirah Village Circle, writing in Russian.
  2. 23:41, the reply

In Russian: the unit, the permitted price, the permit number, and one question: to live in or to rent out?
  3. 23:44, qualifying

Cash, budget near the asking price, handover within two years, a Golden Visa question that is flagged, not answered.
  4. 23:46, the escrow line

The developer's brochure, plus the standard note on checking the project in Dubai REST.
  5. 23:47, booking

A video call with the Russian-speaking broker at 10:00 Dubai time. The buyer accepts.
  6. 08:30, handover

The broker opens the CRM to a summary, the chat and the open questions, and takes over.

The JHC Sector Agent will run on your own WhatsApp Business number, qualify portal leads, book viewings and hand over to a broker. It is in build, so there is no price or launch date. Until then, the same flow can be a quoted automation; our UAE page covers buying from Dubai.

Questions people ask

Is an AI lead qualification tool RERA compliant?

RERA rules apply to what is advertised and said, whoever sends it. Tie every price and detail to the Trakheesi permit and let brokers advise. We build it that way, but we are not lawyers.

How much does a WhatsApp AI agent cost for a Dubai brokerage?

Published agency prices we found run from AED 4,900 to AED 59,000 for a build, plus Meta and model fees. Our automations start from £395 (from $520), and the audit is £995 (about $1,320).

Can AI follow up Property Finder and Bayut leads automatically?

Yes. Email and WhatsApp leads can get a reply, qualifying questions and a booking link, logged in your CRM.

Will AI replace our brokers, and who sets it up?

No. It answers fast and gathers facts; brokers advise, negotiate and close. A UK team can set it up by video on your own accounts, and you can pay by card online.
