AI for real estate developers and agents in Ghana
Many of your buyers live in London, Houston or Toronto and write while Accra sleeps. By the time someone replies, they have messaged three other developers. We set up AI on your own WhatsApp, email and sheets so every enquiry gets a careful first reply and a booked call, while title checks stay with lawyers.

What the Real Estate Agency Act means for automation
The Real Estate Agency Act, 2020 (Act 1047) put brokers, agents, marketers and developers under the Real Estate Agency Council (REAC). At an October 2026 webinar, REAC officials spelled out the duties (Joy Business, 9 October 2026):
- Section 22: no broker or agent services without a REAC licence; advertising unlicensed is an offence.
- Cashless: no amount, even GHS1, taken in cash.
- Records kept at least five years, plus quarterly transaction reports.
- Administrative fines of 1,000 penalty units, put at GH¢12,000.
So every assistant message is a record and should log to a sheet or CRM you keep. And the assistant only ever sends your company's own bank or merchant MoMo details, fixed in its instructions, so nobody can talk it into others. Brokers and agents are accountable institutions under anti-money laundering rules, so identity and suspicious transaction checks stay with a named person.

One enquiry, from first message to handover
-
Saturday, 2am in Accra
Akosua, a pharmacist in Houston, messages from an Instagram advert: is the two-bedroom townhouse in your Tema project available, and can she pay in instalments? -
The first reply
The assistant answers from your approved sheet: units left, published price, the 24-month plan. It says it is automated and a sales officer will follow up. -
Three questions
It asks if she is buying for herself or family, and whether a relative could visit the site. Answers go into your CRM or a Google Sheet. -
A video tour booked
She picks Monday at 4pm Accra time from the sales officer's calendar and gets a reminder an hour before. -
Documents explained
Asked what she will receive, it sends your one-page explainer on the indenture, site plan, Lands Commission search and land title, and suggests her own lawyer checks them. -
Handover to a person
The sales officer starts Monday with the conversation summarised in five lines. Reservation, contract and payment are handled by people.
Land documents: what AI can do and who must check
AI keeps checklists and explains documents. It cannot tell you whether a title is genuine.
| Document | What AI can help with | Who verifies |
|---|---|---|
| Indenture | A plain summary for the buyer; checking names and plot numbers match your sheet | The buyer's lawyer |
| Site plan | Flagging a plot number that differs from the contract draft | A licensed surveyor |
| Lands Commission official search | Logging search dates and flagging old ones | Your lawyer |
| Land title certificate | Tracking each unit's application | The Lands Commission |
| Agent's REAC licence | Showing licence details in first replies | REAC's published list |
A general guide, not legal advice. Customary, stool, family and state land differ.
Land fraud: the messages your assistant should send
Buyers abroad are the easiest targets for double sales and fake sellers, and they know it. Your assistant should name the only accounts you accept, say you never change bank details by WhatsApp, and suggest an independent search through the buyer's own lawyer. Under the Land Act, 2020 (Act 1036), land guard activity carries five to fifteen years in prison (GNA, 2025). Saying so plainly, with your REAC licence details, builds more trust than an advert.
Act 843, WhatsApp fees and where to start
Buyer names, passport scans and payment records are personal data under Act 843, so register with the Data Protection Commission. Scans stay out of AI tools; the assistant sees only the fields it needs. Re-marketing to old leads needs their prior written consent.
Meta charges for WhatsApp template messages such as instalment reminders, by the recipient's country code (Ghana is in its "Rest of Africa" group); replies inside a customer's 24-hour window are free (Meta, checked October 2026).
Demand is there: the Works and Housing Minister put the housing deficit at over 1.8 million units in January 2026 (GNA). The edge goes to whoever replies first.
A small agency usually starts with an enquiry automation; a developer with several projects may add a website assistant. See the Ghana overview for paying from Ghana. Our WhatsApp Sector Agent (property edition) is in build, with no price or date: join the early list.
What it costs

Questions people ask
Is it legal to use an AI chatbot for real estate enquiries in Ghana?
We know of no rule against it. The firm must still be REAC licensed, marketing needs consent under Act 843, and no payment may be in cash.
Can the AI take reservation payments?
It can send your own payment details or your provider's payment link. It can't change account details, confirm a sale or agree a discount.
Will it reply in Twi?
Some AI tools can write simple Twi, but quality for business messages is uneven. We test it with your staff first, and anything about money or contracts stays in English unless a person approves it.
How much does a WhatsApp chatbot cost for a Ghanaian developer?
A quoted automation usually starts from £395 (about $520), plus Meta's template fees and any tool subscription, all stated before you commit.
Can a UK company set this up for a Ghanaian estate agency?
Yes, by video, inside your own accounts, with sessions at times that suit Accra. You pay by invoice in pounds through international bank transfer within 7 days.
